Accommodation A stone farmhouse which has been added to
over the years and is partly plastered with a Tuscan colour wash.
The house is situated in a magnificent position on the side of a
hill with a breathtaking panorama stretching out over the valley
to Radicofani and Monte Amiata. The house has been restored and has recently
undergone further work including the provision of a swimming pool,
landscaping and internal refurbishment. The house is surrounded by approx 6 acres
of land including a recently landscaped garden area around the house
with a swimming pool (12 m. x 5.m.) that has a fall off edge at
the end facing the valley. Further land includes a large field planted
with olive trees that were planted three years ago and produced
the first small crop in 2002 and some pasture as well as a beautiful
reservoir which provides water for the garden and a unique feature
to the property. The original farm is constructed in stone
though has been partially plastered, the façade has just been completely
replastered and finished in a fine coloured lime based plaster.
Two single storey annexes, to the rear

and storage area and two bedrooms and a bathroom. Internally old cotto flooring has been laid
in most of the ground floor rooms, the bathrooms have been modernised
and finished in travertine, wiring and plumbing updated and the
whole house painted in warm Tuscan earth colours. All the original
features have been maintained, in particular the brick barrel vaulting
in the living room which is a lovely feature, set off by the two
wide brick arches, most of the original cotto flooring and beamed
ceilings on the upper floor. Ground floor: Large L shaped living area
divided by two wide brick faced arches and the original manger as
a feature: open fireplace, barrel vaulted ceiling cotto flooring.
Kitchen: travertine work surface, double
sink, gas hob, electric oven, stripped beams and cotto tiled ceiling.
Cloakroom Boiler room and storage area including plumbed washing
machine and wall mounted gas boiler. Guest suite in rear annexe
comprising: Double Bedroom with partially stripped walls, a small
double bedroom , a bathroom finished in travertine with built in
shower and glass cabinet. Internal stairs to: First floor: Master bedroom with travertine
tiled floor, bath, separate shower finished in travertine, basin,

telephone. Water from well which collects the rainwater. The Area The property lies about 7 kms from Sarteano
and is approached by a beautiful drive over the mountain branching
off towards the Val d'Orcia before the famous little hamlet, Castiglioncello
del Trinoro, the road sweeps down towards the valley and the property
is approached by a short avenue. The surrounding landscape is immense, very
dramatic and varying from waving fields of corn splashed with scarlet
poppies and blodges of bright yellow rape seed during the spring
and early summer to the geometric contours carved by ploughing in
later summer but always spectacular. With access to the autostrada within 1/2
