Situated approximately 15 kilometres west
of Cannes right on the Esterel Corniche coastline, Villa Katrilla
is somewhat a unique property in that it overlooks one of the unspoilt
coastlines of the Cote D'Azur, does not have the intrusive railway
which goes far inland and is only 15 minutes from major commerce
and culture, but with the vies that cannot be rivaled. The owners
were told on purchase, "If you can see Cannes, you face north
and the villa is cold. Face the same way as Cannes and see the sun!"
The old lady was right!) There are beautiful coves along the Esterel
that lose the sun after midday... but this is not what people come
her for. The Cote d'Azur is the area of sun, blue/aquamarine seas
and warm welcoming coves with mouth watering restaurants! To quote
the 'vielle dame', the old lady, Cannes, in it's wisdom, faces full
south, the same as Villa Katrilla fortunately does..... you can
visit Cannes or area around easily and daily. The light, brilliance,
warmth and vibrance are the Cote D'Azur and the reason why so many
people are already here.
Villa Katrilla was constructed in the early
fifties with a view to benefiting from the sun of the Mediterranean
all day long. Being fully south-facing the villa and grounds receive
the first sun rays early in the morning from the East, enjoy all-day
long sunshine in all seasons during the day and then in the evening,
there is the spectacular sunset over the hills to the West. Because
of the location of the villa, Katrilla benefits from not only from
a micro-climate in Miramar that enjoys warm thermal winds and a
sheltered day, but also with the prolonged sunlight in all seasons,
the central heating is ancillary, rather than necessary.
Central heating to Katrilla is by 'Fioul',
i.e. oil and the oil tank is located underneath the fish pond with
access via a trap. The boiler is the original from construction
of the villa with the exception of changing the burner 5 years ago
in 2001 to a modern 'bruleur'. The hot water is now controlled in
the main house via a new installation that provides 2000 litres
every hour if needed. This was installed just three years ago. The
poolhouse has independent installations.
Basically the whole of the villa has been
renovated and re-organised to suit the current owner's living requirements.
The upper floor of the main villa has now a second storey built
in 1993 that provides a third bedroom to the upper floor, currently
used as an office and leisure area. There is a huge amount of dry
storage under the eaves accessed via two small access doors, both
alarmed.
The villa is used as a main residence for
the owner in the upper level, benefiting from the 2 / 3 bedrooms,
salon / dining room, kitchen, two en suite bathrooms, salon / dining
room, kitchen, two en suite bathrooms, bureau / third bedroom with
use of separate shower room an WC, superb terrace overlooking the
bay of Miramar and large entrance / hallway. Being independent from
the lower level (called the Garden Apartment), this provides an
individual and rather special living area separate from the lower
level of the Garden Apartment. The whole of the upper level has
air-conditioning. The Poolhouse has air-conditioning.
The grounds are floodlit at night if desired
on timers, so that the garden is quite delightful for visitors.
The pool is also lit up. The garden is automatically sprinkled to
maintain the high quality shrubs, flowers and other trees with special
attention to indigenous plants.
There is also a 'bassin' for poisonous rouges
or goldfish that have grown to an enormous size in the pond. These
have been crossed with Koi carp and Shibumpkins so that there are
a variety of interbred species. The basin can also be illuminated
at night with the surroundings of the pool making a very special
feature for arrival at the villa.
Villa Katrilla can be a home, secondary home
and also a great potential income source. The owners of 16 years
have built up a clientele that returns every year with new enquirers
always waiting for a vacant week. Villa Katrilla lets successfully
as a business for a minimum of 20 weeks per year (the maximum wished
by the present owners) without even letting the upper floor. Should
the upper floor be let then the potential business would be doubled.
This could be a home or a viable business for someone moving from
abroad for a secondary home. Figures, booking forms, contacts and
income are available on serious request.
The owners would make available all current
clients over the past 10 years or more that have enjoyed annual
holidays CHEZ KATRILLA. Last two years rentals in the Garden Apartment
and the Poolhouse are available for immediate inspection. Clients
will be wishing to re-book for 2007 during this current year providing
a secure income if wished by future owners for 2007. Because of
the future potential and repeat bookings the current owners are
open to negotiation on current furnishings should future owners
wish to continue the same kind of operation.
